Inspection and Surveillance
Our field inspectors examine our REO listing assignments at least once a week to make sure everything is secure, and update the team on any issues in real-time with photos or videos shot on the spot with their smartphones. That means customers stay informed and are able to make quick decisions when needed.
Interior and exterior inspections are offered a la carte and can include as little or as much information as required. In addition, we offer agent surveillance services to clients who want an unbiased opinion from a third party. This can be something as simple as a lock box inspection or as detailed as a listing MLS report.
Valuation is one of — if not the most — important parts of the Foreclosure and REO process. That’s why we provide a written BPO Performance Process to ensure our BPOs are as detailed and informative as possible. We provide interior and exterior BPOs and CMAs for REO and non-REO clients. Since maintaining and preserving property is a crucial part of the REO process that directly affects the property’s value, we offer a network of local contractors available to our listing clients. Our contractors can perform nearly any task — from a simple trash out to a full rehabilitation. We only work with bonded, licensed and insured contractors who are proven masters of their trade. Whether you utilize a national contractor or one in our network, we manage the entire process and ensure the work is completed to the client’s specifications.
Every case is different and there are some instances where investing money into a property would not pay off. A detailed review of the property condition and an estimate for required repairs are always part of our initial property analysis, including recommendations that add value and mitigate risk or loss.
Our REO Marketing Plan includes a combination of web, print and email marketing. Buyers tell us that one of their biggest frustrations with other REO brokers is that they could never reach anyone on the phone. We have an inside sales team to answer all inbound calls personally to ensure that every inquiry gets an instant response. We utilize high level CRM software to organize our leads and help us stay in front of potential buyers, alerting them to new listings and price adjustments.
